We have houses & condos all over Summit County, Colorado.
After booking your house or condo, your confirmation email will include driving directions. We don't just pull the directions off Google Maps & pray for luck. We print directions from MapQuest & Google Maps, then we drive there using the directions, noting any discrepancies. Then we park the car and walk to the front door to be sure you won't have any problems. Our directions will get you right to the front door.
That's why we have so many pictures of each unit – we don't want there to be any surprises when you arrive. Remember, digital pictures are free and if you have a website like we do, adding pictures is free. The reason other companies have so few photographs is that they don't want you to see everything. It's called deceitful advertising. It's as simple as that.
Not necessarily. Many areas in Summit County, particularly downtown Breckenridge, have everything you'll need or want to do within walking distance. We're working on adding a Denver International Airport shuttle, but until that time we recommend Summit Express if you don't want to rent a car.

Booking

Before you can make a payment on our website, you will be required to indicate that you have read and agree to our rental Terms and Conditions. We know that most people just check whatever box they need to check to proceed; that's why we also send you our rental Terms and Conditions in the confirmation email.
If notice of cancelation is received by ASA 45 days or more prior to Arrival Date, 50% of the down payment, but not less than $250, is nonrefundable. If cancelation is received less than 45 days but more than 30 days prior to the Arrival Date, the down payment is nonrefundable. If cancelation is received 30 days or less prior to the Arrival Date, the full amount of the reservation including all taxes, fees, and add-ons is nonrefundable. Other than the refund policy outlined herein, no refund will be given as a result of any weather, ski, or road conditions.
At least 25 years old. And no getting your older brother to book the place for you. The person making the reservation must be present at the unit.
Yes, we offer a hold period of up to 48 hours. After that, you can renew the hold, but please don't abuse it. Remind your friends what a great feeling it is to make a decision! If you want to put a 48-hour hold on a property, call us at 1-888-498-1359.

That varies by the unit; however, we make sure all units have a refrigerator, microwave, coffee pot, dishes & flatware, towels, linens, vacuum, TV with cable or satellite, toilet paper, paper towels, and garbage bags. If you want to be sure that a specific unit has something else, just contact us. Summit County is not as rural as it used to be; everything you could need is somewhere in Summit County. We are available to help you find whatever you need. If you need the standard things that people often need, like a crib, bed rails, or toys for children, we can point you in the right direction. Just call us at 1-888-498-1359.
If you need a crib, pack and play, highchair, or other kid related items we can refer you to a company that will deliver them before your arrival and pick them up after your departure. The only "kid" thing we have available for rent is a Nintendo Wii U with 2 controllers/munches, motion plus, and several games; it's available for rental on the checkout page where you can add it to your cart. However, note that we don't have an unlimited supply and our website doesn't keep track of Wii U inventory. Before adding it to your cart, feel free to call us at 970-423-7325 to see if one will be available during your stay. Or just go ahead and add it. If one isn't available, we'll promptly let you know and refund the amount you paid for it.
In addition to the cost of the stay, you will be charged a cleaning fee; this pays for an inspection before your arrival to ensure everything is clean & functional, as well as a cleaning after your departure. The cleaning fee depends on the size of the unit, number of bedrooms, etc. Then, of course, there are the required state & local sales and accommodations taxes. Some of our units also require that you purchase vacation rental damage protection for $29, and our pet-friendly units require a pet fee if you plan to bring Fido.
You mean the Reservation Fee? Amenity Fee? Background Check Fee? Wi-fi fee? Zero, zero, zero, and zero. There are no surprise fees when you stay with Stay Summit (formerly All Summit Accommodations).
We offer travel insurance through CSA Travel Protection, the most respected name in travel insurance. It's totally optional, but we recommend it. It covers all sorts of unforeseeable circumstances like sickness, weather, loss of luggage, flight cancelations, and more.
Vacation Rental Damage Protection provides coverage for accidental damages to the Rental Property during your stay, in place of a security deposit. It covers unintentional damage to the Rental Property during your stay up to $3,000. It covers things like carpet spills, furniture tears, broken lamps, and more. Please note that the Vacation Rental Damage Protection only covers you in cases of accidental damage. You are liable for your own negligence and willful misconduct. Believe us, your best bet is to act like an adult and treat the place as if it were your own.
Per our terms & conditions, periodic/daily cleanings are not included in your rental. If you would like to purchase a mid-stay cleaning, just let us know at any time.

Before Your Arrival

If you don't have the confirmation email in your inbox, check your deleted items and junk email box. We sent it to you when you booked your stay, and again when we received your final payment (if you paid in two separate payments). The subject line reads "Stay Summit (Formerly All Summit Accommodations) - APPROVED Reservation..." If still don't see it, check your junk mail box. If you still don't see it, let us know and we can re-send it.
The what? Have you ever really needed a check-in and check-out desk? The unit is already paid for by the time you get there, so why exactly do hotels want you to check in? After traveling all day, do you really want to stand at a check-out desk and hope that the kid at the desk can find your reservation? We don't have a check-in or check-out; you will just go straight to the unit. The confirmation email includes everything you need for access - street address, driving directions, unit number, etc. Most of our houses & condos have a combination lock box with keys inside. When you leave, just put the keys back in the lock box. Some of our units use key cards instead of keys. For these units, we will mail you key cards 2-3 weeks prior to your arrival. We ask that you leave these keys behind when you depart.
The standard check-in time is 4:00 PM. The standard check-out time is 10:30 AM. We do sometimes have flexibility on these times, depending on the previous departure or the next arrival. If you need a more flexible time, just ask.
Driving directions to the rental property are included in the confirmation email along with the address. GPS units and phones are generally accurate.
Your confirmation email will clearly explain the access procedures. Most of our units have a combination lock box near the front door with the key inside. Our pre-arrival inspection includes a quick check to make sure the combination works, the key is inside, and the key works. Some units use key cards; in those cases we'll mail you two key cards about 2-3 weeks prior to your arrival.
The Colorado Department of Transportation (C-DOT) has a great website, www.cotrip.org. Once you're there, click on "Speeds". The interactive map will show you how I-70 is flowing. Green means smooth sailing, yellow means it's somewhat slow but moving along, and red is bad news. If you're on a computer, you can see the actual speeds that people are driving in each segment; however, their mobile website doesn't give quite as much information.
Lots of people who live here drive sedans without problems. The state, county, and towns do a great job removing snow. All of our units, with the exception of one house in Blue River, are accessed by paved roads that are well maintained; ground clearance is not usually an issue. But the roads do get icy, so drive slowly during winter months! If you're nervous and you don't want to worry about driving, contact us about hiring a shuttle.
The terms & conditions in the confirmation email have a section called PARKING; this will tell you exactly how many cars you will be able to park at the unit. Parking on public roadways is not allowed in Breckenridge or Frisco unless there's a sign that clearly says that it is allowed. Snow plows often have a tow truck working right in front of them to tow cars that are parked illegally. They need to move fast to stay ahead of the plows, so they will not knock on the door and ask you to move the car, even during the day.
Overnight parking in Breckenridge is allowed at the Satellite Lot (off of Airport Road) for $5 per night and at the Ice Arena (off of Boreas Pass Road) for $15 per night. There are payment kiosks at both lots.
Yes, sheets and towels are provided.
Yes, we provide toilet paper, paper towels, and tissues. While we do provide backup rolls/boxes in addition to the ones we set out, we do not guarantee that there will be enough for your entire stay. Additional paper products can be purchased at City Market (just north of the gondola) or Food Kingdom (at the corner of Jefferson & Ridge).
We do provide small bars & tubes of shampoo, conditioner, hand soap, body soap, and lotion. However, these are not intended to be enough to last for your entire stay. We do recommend you bring your own.
Sometimes. Guests and owners often buy spices & condiments and leave them at the units. We tell our cleaners not to throw away spices and condiments that look fresh. But we don't guarantee that the spices & condiments that you need will be there.
We do not provide coffee or tea at any of our units. After years of stocking our properties with coffee, we've come to learn that not all guests enjoy the same brands of coffee as we do. As coffee lovers, we believe every cup should be more enjoyable than the last and no guest should settle for less. We do provide coffee makers in each unit and coffee can be purchased at a number of shops in town. Additionally, Breckenridge has no shortage of delicious coffee shops and cafes. Some of our favorites are Cuppa Joe, Clint's Bakery & Coffee House, and Cabin Coffee Company.

Funny you should ask! In talking with guests, the #1 thing they say they're glad they brought (or sad that they forgot) is slippers. We (and our homeowners) would really appreciate it if you'd take your shoes off when you're in the unit.
We recommend that you send your items to the UPS store in Breckenridge (970-453-8080). You must call them ahead of time to let them know the shipment is coming so they will accept the delivery. They will hold packages for you, for up to two weeks. They charge a small fee for this service. In some cases, we can accept packages for guests; however, we don't have much room to store packages so we can't guarantee they'll be kept in a secure place. The UPS Store is a better bet.
Your confirmation email includes the street address of the unit, right at the bottom of the driving directions. Be sure to put your name and unit number in the mailing address. UPS and FedEx will deliver to the unit, but US Mail will not. Don't even try to send something via US Mail; it will never find you, ever.

Yes, all of our units have wi-fi. All of our units have a light-blue 3-ring welcome binder that's packed with information; the wi-fi information is right in the front. This binder is typically front-and-center on the kitchen counter, though sometimes our cleaners leave it in some other conspicuous place like a living room coffee table.
You won't have a problem getting in. But if you do, that's considered an emergency. We are available for emergencies 24/7/365. But you won't have a problem getting in.
Summit County is tourist-oriented. Many people rent a car, but it's not totally necessary. If you're in town, just about everything you'll need or want to do is within walking distance. If you want to venture out, there are shuttles and buses to take you just about wherever you would want to go. The same goes for skiing.
If it's an emergency, we are available 24/7/365. If the blender doesn't work, we ask that you ponder it until our normal working hours, 7 days a week between 7:30 and 4:30.
In Breck, we'd recommend Blue River Bistro (upscale American food), Downstairs at Eric's (family restaurant with video arcade), Twist (upscale American food), Kenosha Steakhouse (much more than just steaks) and Empire Burger (the name says it all). In Frisco, we'd recommend Bagali's (pizza, pasta, and more) and 5th Avenue Grill (upscale bar food). The most popular breakfast restaurants are the Blue Moose (Breckenridge) and Butterhorn (Frisco).

You only have travel insurance if you specifically purchased it. We probably offered it to you when you first contacted us, but we never just put it on your reservation without you asking for it.

After Your Stay

Please return keys to the lockbox after locking the door on your way out. Please leave key cards on the kitchen counter. Our room inspector will pick them up and bring them back to us.
Sure, but we'll have to charge you $25 plus the actual cost of shipping. We hate to nickel and dime you, but it's sort of a hassle - there's no door-to-door mail in Breckenridge, so one of us has to go to the unit to get the item, come back to the office to find a suitable box for it, pack it up, then drive to the post office and stand in line to get it mailed to you.
